Dubai property prices by area: reading the 2026 numbers
Every quarter, the same headline does the rounds: “Dubai's average price per square foot hits a new high.” Taken on its own, that number is close to useless for anyone pricing an actual unit — the citywide average blends a AED 500/sqft studio in an outer community with a AED 5,000/sqft penthouse on the Palm.
The spread is the story
As of early 2026, industry transaction trackers put Dubai's citywide median around AED 1,350–1,550 per square foot for apartments, up roughly 10–12% year-on-year. The range across freehold communities spans close to 10x: from around AED 450–600/sqft in value communities, up past AED 4,000/sqft in Palm Jumeirah and Bluewaters.
Why the same area shows different numbers on different sites
Listing portals report asking prices; land-department-linked trackers report realised, recorded prices. The gap typically runs 3–8%, wider in slower months and narrower in a hot market.
What actually moved fastest in 2025–26
Waterfront and island communities with limited new supply — Palm Jumeirah, Bluewaters, Jumeirah Bay Island — posted the strongest year-on-year appreciation, in the high teens to low twenties percent. Affordable growth corridors like JVC and Dubai South grew at a steadier, high single-digit pace.
How to use this if you're pricing a specific unit
- Start from the community band, then narrow to the building — view and floor move price more than the area label.
- Weight recent transactions (last 3–6 months) more heavily than anything older than a year.
- Treat off-plan and secondary-market prices as different datasets.
