Off-plan vs ready

Payment plan or resale? Compare them on equal terms.

Off-plan looks cheaper on day one. Ready homes earn rent (or save you rent) from day one. Truval puts both on the same footing — and shows how much a construction delay would cost.

Off-plan leaves you about AED 49,876 better off
Off-plan is 9.5% below the ready price. Both start with the same 1.12M in cash. A delay of about 15 months would erase off-plan's advantage.

On equal starting cash, off-plan ends about AED 50K ahead. Lower lines mean less cash paid out so far.

Before you pay a booking deposit

  • • Confirm the project is registered with RERA and payments go to its official escrow account — never a personal account.
  • • Check the developer's delivery record on past projects and current construction progress.
  • • Read the SPA's delay clauses: what compensation, if any, applies if handover slips.
  • • Make sure the unit is registered in your name through Oqood after booking.

Simplified model: both buyers start with the same cash; unspent off-plan cash earns the return you set, and the ready unit earns (or saves) rent net of ~20% costs. It assumes the new unit will be worth the same as a comparable ready unit at handover and constant growth, and ignores mortgage costs, resale restrictions before handover, and building-age differences. Growth and rent assumptions are illustrative by community.
