Methodology

How Truval reaches a number — and why you can trust where it comes from.

Unbiased means structurally independent: no commissions, no sponsored listings, and no seller paying for a higher estimate.

1. Data

Truval's model is designed to learn from recorded sale and rental transactions published through official Dubai channels, enriched with building attributes and service-charge benchmarks. Listing prices are used only as a signal of what sellers are asking — never as evidence of value.

2. Comparable selection

For each property, the model finds recent sales in the same building first, then the same cluster, then the wider community, weighting by similarity and recency.

3. Adjustments

Differences that move price — floor, view, size band, condition, handover status, bathrooms and service charge — are adjusted for, so comparables become like-for-like.

4. Range and confidence

The output is a fair-value range with a confidence score. Fewer or more scattered comparables mean a wider range and lower confidence, shown openly rather than hidden.

5. Decisions, not just numbers

Deal Check, True Cost and Rent & RERA turn the estimate into what matters for the decision: an offer band, cash needed, net proceeds and regulatory limits.

6. Measuring ourselves

At launch, Truval will publish accuracy by segment — how close estimates were to later recorded sale prices — and update it every quarter. We'd rather show our error than claim precision we can't prove.

Limitations

  • • Unique properties with few comparables get wider ranges and lower confidence.
  • • Newly handed-over buildings have little resale history.
  • • Truval estimates are not certified valuations. Banks, courts and many regulated processes require a RERA-registered valuer.
  • • The model can't see private context, such as a seller's deadline or unrecorded renovations.

AI governance

Copilot and agents only use Truval data and tools, show the steps they took, and require your approval before anything leaves the platform. Agent activity is logged and can be paused or deleted at any time.
